Current Housing Report for the Greater Baton Rouge area!
The real estate market in the Greater Baton Rouge Area may have seen a slight decrease in sales activity in February compared to the previous year, but there are still plenty of opportunities for both buyers and sellers to make a great deal in the current market, according to team lead Trey Willard.
While there was a decrease in new listings, pending sales, and sold homes by 27%, 35%, and 40%, respectively, the median sales prices in the region have remained relatively stable. In Livingston Parish, the median sales price for February was $242,000, while in East Baton Rouge, it was $255,000. Meanwhile, Ascension Parish recorded the highest median sales price of $315,000. These prices reflect a slight increase from the previous year, indicating a strong demand for properties in the region.
Additionally, while the average days on the market increased from 40 days in February 2022 to 60 days in February 2023, this indicates that properties are still selling relatively quickly, especially compared to other areas of the country. The available inventory in the region has decreased, with Livingston and Ascension Parishes recording 2.2 months of available inventory, and East Baton Rouge recording 2.8 months. While this limited inventory may lead to some pricing negotiations for buyers, sellers are not facing much competition, making it a great time to sell.
Overall, the current market in the Greater Baton Rouge Area is still a good opportunity for both buyers and sellers. The slight decrease in sales activity and increase in days on the market may give buyers some room to negotiate, while sellers are still able to make a good deal due to the limited competition in the market. With relatively stable median sales prices, it’s a great time to invest in property in the region.
